These rules are in place so all registered Users and their visiting friends or family have equal rights and opportunity to enjoy the River Acres RV Park (“Park”) associated wetlands and waterfront. Report any abuses of rules to management as soon as possible.
Reservation Process
Daily and Weekly Reservations

- Management will notify you of reservation approval, provide charges and email you application for back ground check.
- These reservations will require a minimum of $150 Electric Deposit and first month rent paid up front to secure reservation.

Payment Process
Payment is due at the time of booking to secure reservation.

Cancellations/Refunds/Late Payment
If you cancel within 30 or more days before your arrival date, we will refund booking charges less a service charge of $15 daily/weekly or $30 monthly.
If you cancel within 15 to 29 days before your arrival date, we will refund 50% of the booking charges. There is no refund for cancellations made less than 15 days before your arrival date.
Cancelations requests need to emailed to management so it is time stamped. Upon processing your cancelation request as per above policies you will be emailed a cancelation letter from management confirming your cancelation request has been processed. If you do not receive a cancelation letter from us your request has not been processed and you need to follow up with management.
Monthly deposits at returned less $30 service fee.
Holidays: If you cancel within 30 or more days before your arrival date we will refund booking charges less a service charge of $15 daily/weekly or $30 monthly. There is no refund for cancellations made 29 days or less before your arrival date. Monthly deposits are returned less $30 service fee.
NO SHOWS: Do not receive a refund. Monthly deposits at returned less $30 service fee.
Bad Weather/Mother Nature changes: We do not offer refunds.
Changes: Changes after booking result in a $15 fee.
Late Payment Charges Monthly Users: Payments more than 5 days past due will incur a $25 late payment fee then an additional $5 per day. Returned payments will be charged a $25 fee.
Terms and Conditions: All park Users will be required to sign Terms and Conditions (park rules and indemnification) before they can check in and have access to park services.

Reservation Requirements
Daily/Weekly Guest All charges for services must be paid at the time of booking reservation and in advance of occupying site. Only two person 10yrs and older are allowed to occupy RV at the base rate, each additional person 10yrs and older must pay an additional charge in advance. If this policy is violated a $50 person will be charged. Additional visitors while Guest in park are subject to day use charge, contact management.
Monthly Guests need to pay $150 deposit up front to initially secure reservation and one month of services charge no later than 30 days prior to start date of reservation. If user does not pay first month service, reservation will be canceled and $150 nonrefundable. Upon receipt of all initial funds, $150 will be converted to a refundable deposit. Only two person 10yrs and older are allowed to occupy RV at the base rate, each additional person 10yrs and older must pay an additional charge in advance. Additional visitors while Guest in park are subject to day use charge, contact management.
Cancelation of Reservation
Daily/Weekly Guests cancel within 30 or more days before your arrival date, we will refund booking charges less a service charge of $15, cancel within 15 to 29 days before your arrival date, we will refund 50% of the booking charges. There is no refund for cancellations made less than 15 days before your arrival date. There is no refund for cancellations made 29 days or less before your arrival date. There is no refund or cancelations due to weather conditions except as outlined above. If you do not receive a cancelation letter from us your request has not been processed and you need to follow up with management.
Monthly Guests cancel within 30 or more days before your arrival date, we will refund booking charges less a service charge of $30 fee plus reservation fee and any credit card fees. If Guest cancels within 15 to 29 days before your arrival date, management will refund 50% of the booking charges plus deposit, less credit card fees. If Guest cancels less than 15 days before Guest arrival date only Guest’s deposit will be refunded. There is no refund if monthly Guests leaves prior to monthly reservation date range which is month begin to month end.
All Cancelations requests need to emailed to management so it is time stamped at management@riveracresrvpark.com. Upon processing your cancelation request as per above policies you will be emailed a cancelation letter from management confirming your cancelation request and any refund has been processed. If you do not receive a cancelation letter from us your request has not been processed and you need to follow up with management. Allow 5 working days for refunds once approved.
QUIET TIME: 10 pm. to 8 am every day – Please be considerate of others. No loud music at any time.
Wifi Routers/Access Points
Personal: Personal wifi routers and access points to improve signal are not allowed without prior and written approval of management. Personal equipment at your site usually interferes with park network and your neighbors. Unauthorized connection to fiber optic outlets or changing park supplied equipment is subject to a $50 fine and immediate removal of devices.
Park Wifi Codes: You will be given wifi codes upon arrival, if you lose your code or wifi not working contact management. Park wifi codes are not to be shared with anyone. This policy also applies to fiber direct connect sites
CONDUCT: Please be considerate of other Users and neighbors. Disorderly conduct, drunkenness, illegal drugs, obscene language, obnoxious, disruptive or vulgar behavior will not be tolerated. Violence or the threat of violence will not be tolerated and User will required to leave park immediately with no refund.
DRUGS: Illegal drugs of any form are prohibited on the property. Person(s) caught in “violation of this rule are subject to requirement to leave park immediately without a refund
Road Use and Speed Limit: Observe a speed limit of 5 mph. Drive only on designated roads to drive around park. DO NOT drive across or through RV sites or on grass. Users or their visitors can be fined $20 for violation.
Children: Do Not leave children under age of 14 unattended at any time in any location. No children under age of 14 allowed in forest , on walk ways, water front, docks or water pad without adult supervision.
Trash: Dumpster located in park, at the end of Hewlett Rd along east side of park, is for personal trash only. All garbage must be bagged & tied, boxes broken down. DO NOT leave any trash outside of your RV or any location within the Park, walkways, in wetlands or along waterfront. No Glass containers allowed at waterfront.
Laundry Facilities: These facilities are provided for Users use only. No laundry is to be left for any extended time. Users are permitted to remove laundry left and place on table next to machines. Please report any malfunctioning or damage to machines or misuse as soon as possible to management. CLOTHES LINES ARE NOT ALLOWED.
Water Use/Bathrooms: Please help keep restroom and showers clean at all times. Management asks Users please keep showers short and do not let water run unnecessarily anywhere at park. User water leaks will be charged $10/day until repaired.
NO FIREWORKS ALLOWED. NO OPEN FIREARMS DISPLAYED.
Campfires / Fire Pits / Barbecue Pits: Campfires/fire pits or barbeque pits are only allowed on designated locations in Park, wetlands and waterfront. No firewood is to be collected from Park, wetlands or waterfront. Do not move fire or barbeque pits. You are welcome have your own BBQ grill at your RV Site.
FISHING: Fishing is permitted. TX fishing license is required. Do not clean fish near dock or leave along bank. Do not leave fishing equipment on waterfront along river or on docks.
RV Condition: All RVs are subject to inspection and approval by management. Management reserves the right to refuse service based on RV appearance or condition. RV more than 10 years old must be approved in advance by Management. Please send current pictures if you have any questions about your vehicle. Window A/C units are not allowed without management prior and written approval.
Site Condition of RV, Tent and Cabins: Keep site and park litter free including cigarette buds. Sites need to be kept clean both during use and upon checking out. Do not let items accumulate under or around your unit. Do not make any changes to any site without prior management approval. No storage of hazardous materials.
Cleaning and Repair of User Equipment: No washing of RV or major vehicle repairs without prior approval of management.
Boats , Pop- Up trailers, pick-up campers, horse trailers, Cargo (closed) trailers and flat open trailers ARE NOT permitted to be parked on property without management prior approval .
PARKING: Limit of two vehicle parking per Site. Vehicles must be parked on Site’s Driveway. Parking on roads, yards and/or unoccupied sites is prohibited. NO PARKING ON GRASS, subject to $25 fee.
NO SMOKING: in any Common Areas or Buildings including cabins.
HUNTING: No hunting is permitted on the grounds.
Pet Rules
Park wants to be pet friendly as possible however the reality is that other people and even owner does not know how a person’s pet will react to other people and animals. Therefore pet owners must be cautious with their pet and respectful of others at all times.
- Pets must be kept on a 6-foot leash and in the control of their owners at all times. Users are allowed to have pets off leash, only when in the pet is in the immediate vicinity of User, to relieve themselves or to play and exercise in the great lawn, wetland forest or river front under the condition that if any User or guest in the vicinity expresses they are not comfortable with the pet off leash then pet owner must immediately leash pet.
- Pet owners are liable for any damage or injury caused by his or her pet.
- Leaving a pet unattended or tied up outside any RV or in Park is prohibited.
- Due to Insurance Restrictions, certain dog breeds with a history of aggression need to be assessed in advance by Park management before being allowed to be on site with User or their guests. These dogs are any purebred or crossbred of: Pit Bull, Doberman, Rottweilers, Chow Chow, and any Wolf-dog Hybrid.
- Owners of dogs of any breed that are or become aggressive or bark excessively disturbing other Users can be requested to leave Park.
- Owners MUST clean up after their pets in any area. Repeat offenders can be requested to leave Park.
- Pets must have all current vaccinations.
Floating Docks, Water Pad, Swimming – No diving from docks or water pad. Do not move, change or handle equipment or hardware on docks. Swim at your own risk , no lifeguard on duty. Guadalupe River is a wilderness environment with inherent risk, dangers and hazards that may be caused by natural forces for anyone which cannot be eliminated such as down stream rapid, unexpected under water obstructions, currents, or weather conditions may occur.
Cameras – Notice there are surveillance cameras throughout Park, walkways, docks and waterfront. Do not touch camera and please notify management if you see someone else handling or damage to cameras.
Golf Cart, ATV, motorcycles and bikes – You must have a drivers license to operate a Golf Cart , ATV or motorcycle in the park. No vehicles or bikes are not allowed on grass in the park and only on trails in forest areas and along tree edge of water front. No trucks or cars are allowed in forest area or water front.
Walkways and docks are private property of Park. The walkways and docks are only for private use of Park Users to access to wetlands and waterfront. Permitted use by Park and is a not a right but a revocable license and privilege which can be revoked for misuse and noncompliance of rules at any time. RV Users are not tenants with a lease. (Texas Pena Code 30.05a)
Waterfront and wetlands are beautiful and special but also a sensitive and fragile eco system. Users of Park have access to these areas: No plants, animals or birds are to be cut or removed. No trash is to be left anywhere except designated trash cans. No clothes, chairs, swimming or fishing items are to be left. Leave these areas better than how you found them so all can equally enjoy. No vehicles allowed , golf carts and ATV are allowed but must stay on roads, any damage to grass on waterfront or forest area will be charged back to guest.
Community Garden in wetlands is for guests to maintain their own garden area for legal plants. Do not pick fruits, vegetables or flowers from other garden plots. Guests are fully responsible for maintaining their designated plots and are asked to please consider sharing and bartering some of the fruits of their labors with others.
USER GUESTS: Users are allowed to have 2 Guests/Visitors use Park facilities at no charge for day use, additional Guests are subject to park day use charges. Users will be held responsible for their Guests/Visitors who are subject to all Park rules and regulations and any violation and damage.
Electric Charges – Monthly Users shall pay for all electrical power charges used by User in connection with the use of the RV Site. This amount is $0.1018/kWh and is calculated by Campground according to TEX. UTIL. CODE § 184.034. If, at any time during the term of this Agreement, User becomes delinquent in the payment of electric services, Campground shall withhold electric services until User pays the delinquent amount, pursuant to TEX. UTIL. CODE § 184.036
Violation of Rules, Regulations and Damage User and their guests, invitees and all occupants shall comply with the written rules and regulations provided and posted on River Acres Rv Park web site. Violation of Park rules and regulations subject Users, their guests or invitees to be notified to leave Park immediately and/or pay a fine up to $50 per incident or both, payment for any damages and no refund of paid for services. Users will be held responsible for any violations or damages caused by their guests or invitees. Park may terminate services for any or no reason by providing User a notice for User to leave the RV Site (“Termination Notice”). Monthly User agrees to render peaceful possession of the RV Site to Park within three (3) days of the date provided on the Termination Notice.
Returned Payment : User will be charged $25 for any returned payments.
Late Payment – Monthly Users: If User has not paid monthly service or electric charge by the 5th day of the month , User will charged an initial late charge fee of $25 and then $5/day until services and fees paid in full.
Monthly Users Renewal of Reservation – Monthly Users who want to renew reservation of their rv site are required to notify park in writing 2 weeks prior to their current reservation check out date. If park does not receive notice , Monthly users current rv site will be made available to other Users.
Monthly Users Not Tenants of Park – Monthly users paying for monthly service charges DOES NOT CREATE A LANDLORD/TENANT RELATIONSHIP.

NO LIABILITY. TO THE EXTENT PERMITTED BY LAW, USER HEREBY INDEMNIFIES, RELEASES, AND AGREES TO PROTECT AND HOLD HARMLESS PARK, ITS OFFICERS, OWNERS, EMPLOYEES, AND AGENTS (“PARK PARTIES”), FROM AND AGAINST ALL CLAIMS, CAUSES OF ACTION, AND/OR LIABILITY ARISING OUT OF OR RELATED TO USER’S USE OF THE RV SITE, CAMPGROUND’S PROPERTY, AND/OR ANY CONDITION THEREON, WITHOUT LIMIT AND WITHOUT REGARD TO THE CAUSE OR CAUSES THEREOF OR THE GROSS NEGLIGENCE OF PARK PARTIES.
THEFT OF SERVICE
ACCORDING TO TEXAS PENAL CODE SECTON 31.04, a person commits theft of service if, with intent to avoid payment for service that the actor knows is provided only for compensation, the actor intentionally or knowingly secures the performance of the service by agreeing to provide compensation and, after the service is rendered, fails to make full payment after receiving notice demanding payment. “Intent to avoid payment” is presumed if the actor absconded without paying for the service or expressly refused to pay for the service in circumstances where payment is ordinarily made immediately upon rendering of the service, as in recreational vehicle parks. That is, any guest who leaves without paying for site services or who refuses to pay for site services when due may be subject to criminal prosecution. We will prosecute any violations under the “THEFT OF SERVICE LAW.”
CRIMINAL TRESPASS
ACCORDING TO TEXAS PENAL CODE SECTON 30.05, a person commits an offense if the person enters or remains on or in property of another, including a recreational vehicle park, without effective consent and the person had notice that the entry was forbidden, or received notice to depart but failed to do so. That is, any guest who receives notice to leave and refuses to do so may be subject to criminal prosecution. If we ask you to leave, you must vacate Campground’s property. We will prosecute any violations under the “CRIMINAL TRESPASS LAW.”
Evacuation. Notwithstanding anything herein to the contrary, Park hereby reserves the right to require User to evacuate the RV Site and/or Park’s property in the event of an emergency or catastrophe, as determined by Park, or as Park otherwise determines is necessary for the protection and/or safety of User and/or any other person(s). When notified of any such evacuation by Park, User hereby agrees to, and to cause User’s guests, invitees and occupants to, immediately evacuate from the RV Site and/or Park’s property, as required by Park, and remain a safe distance from the affected area until Park notifies User that no further hazards are present and that User is permitted to return. PARK SHALL NOT BE LIABLE TO USER FOR ANY COSTS OR EXPENSES SUSTAINED OR INCURRED BY USER IN THE EXERCISE BY PARK OF ITS RIGHTS IN THIS PARAGRAPH AND USER HEREBY WAIVES ANY AND ALL CLAIMS AND/OR CAUSES OF ACTION AGAINST PARK FOR DAMAGES BY REASON OF INTERRUPTION OF USER’S USE OF THE RV SITE BECAUSE OF THE EXERCISE BY PARK OF ITS RIGHTS IN THIS PARAGRAPH. FURTHERMORE, USER HEREBY EXPRESSLY ASSUMES ANY AND ALL RISKS ASSOCIATED WITH ANY FAILURE BY USER TO COMPLY WITH ANY SUCH REQUIREMENT OF PARK, WAIVES ANY AND ALL CLAIMS (INCLUDING, WITHOUT LIMITATION, CLAIMS FOR DEATH, PERSONAL INJURY AND/OR PROPERTY DAMAGE) THAT USER HAS OR MAY HAVE AGAINST ANY OF THE PARK PARTIES, AND AGREES TO INDEMNIFY AND HOLD HARMLESS THE CAMPGROUND PARTIES FROM AND AGAINST ANY AND ALL CLAIMS, CAUSES OF ACTION AND/OR LIABILITIES, ARISING OUT OF OR IN CONNECTION WITH THE FAILURE OF USER OR ANY OF ITS GUESTS, INVITEES OR OCCUPANTS TO COMPLY WITH THE PROVISIONS OF THIS PARAGRAPH. The provisions of this paragraph shall be binding on User and all of User’s heirs, legal representatives, successors and permitted assigns.
WARNING Texas Law (Chapter 75b, Civil Practice and remedies code) Limits the liability of a recreational vehicle park or campground entity for injuries or death of a recreational vehicle park or campground participant resulting from a recreational vehicle park or campground activity.Version 030524
Park Rules are subject to change without notice. Guests agree to abide by any changes of rules without resigning Park Terms/Conditions/Rules. If Guest does not agree to changes then Guest is required to send written notice to management to discuss mediation or arrangements will be made to cancel Guest reservation and occupancy.
